King Realty Advisors consulted with new restaurant owners Adam Frager & TJ Vytlacil in the acquisition of their first Blood & Sand location. It was known going into the acquisition transaction the restaurant owners were acquiring over 8,000 SQ FT of excess real estate, above and beyond what was needed for Blood & Sand's first location. That real estate would need to be disposed of in a manner that would create the maximum amount of real estate equity possible in the remaining Blood & Sand real estate asset. Before the new restaurant owners' site acquisition was closed, King Realty Advisors lined up a buyer to acquire a large portion of the excess real estate, immediately reducing the new owners' financial risk and simultaneously creating immediate real estate equity in the Blood & Sand real estate asset. King Realty Advisors also helped the new owners position their excess commercial space in the downtown St. Louis real estate for sale/for lease market by providing construction consulting and bidding for utility separations as well as planning advice, including potential commercial or live-work use concepts.
